How Permitting Works in Suffolk County, Town by Town
There is no county-wide building permit for remodels in Suffolk. Each town runs its own building department, so the first question on any project is which town the house sits in. The trigger is the same everywhere: cosmetic work in place (new tile, countertops, cabinets, or fixtures in the same spot) usually needs no permit, while work that moves or adds plumbing, electrical, gas, or a wall, or touches structure, requires a building, plumbing, or electrical permit. Town of Huntington
Permits are issued by the Town of Huntington Building and Housing Division, part of the Engineering Services Department at Town Hall, 100 Main Street in Huntington. The Town requires a building permit for the construction, alteration, moving, repair, modification, or demolition, in whole or in part, of any structure, plus a separate plumbing permit; electrical work needs a certificate from an authorized electrical inspection agency (huntingtonny.gov). East Northport, Huntington, Huntington Station, Dix Hills, Melville, and the Huntington side of Commack file here, along with the Northport hamlet areas outside village limits. The incorporated Village of Northport runs its own building department at Village Hall, 224 Main Street, so homes inside the village are permitted by the Village, not the Town.
Town of Smithtown
The Town of Smithtown Building Department enforces the New York State Building Code and town zoning and issues permits for additions and alterations. It is at 23 Redwood Lane, behind Town Hall in Smithtown. The town’s online portal currently accepts a set list of residential permit types, including plumbing-only, electrical-only, HVAC, and deck permits; general interior alteration permits are not yet on that list, so kitchen and bath alteration applications go through the Building Department itself (smithtownny.gov). Town of Babylon
The Town of Babylon Building Division, part of Planning and Development, is at Babylon Town Hall, 200 East Sunrise Highway in Lindenhurst. The Town states that no building may be constructed or altered until a Town of Babylon building permit has been issued, and since February 2, 2026 all applications and supporting materials are submitted through the Town’s online permit system (townofbabylonny.gov).
Town of Islip
The Town of Islip Building Division, within the Department of Planning and Development at One Manitton Court in Islip, administers building and plumbing permit applications, reviewed against the New York State Uniform Code and the town zoning code, and applications are filed electronically (islipny.gov). Town of Brookhaven
The Town of Brookhaven Building Division, within the Department of Planning, Environment and Land Management at 1 Independence Hill in Farmingville, administers permits, licenses, inspections, and code enforcement for residential and commercial construction, with alterations or repairs among its residential permit types (brookhavenny.gov). Stony Brook, Setauket, Port Jefferson Station, Miller Place, and Rocky Point file here; most of Wading River is in the Town of Riverhead, and incorporated villages such as Port Jefferson run their own building departments.
Fees and review times differ by town, so we confirm them with the building department when we prepare your drawings. As a licensed contractor (Suffolk #HI-71989), D&V files the permit in its own name; if a contractor asks you to pull your own permit, treat that as a warning sign.
